PROPERTY PURCHASING PROCESS

Turkey MapPurchasing a property in Turkey far less complicated than in most European countries, and foreigners are perfectly entitled to purchase property or land in Turkey under their own name providing the area the property or land is in comes undre the local council’s jurisdiction. Once you are satisfied with all the deails of your property and the sale price is agreed the following steps are carried out. As your property devoloper we will be there to guide and assist you throught this whole procedure:

• A contract is drawn up in English between the buyer and seller with payment terms aranged at the present of the solicitor.

• Your passports need to be officially translated by an independent Government translator, then officiated by the Notery Office.

• A 10% deposit will be required to secure the property (this amount can vary depending on the purchase terms agreed).

• Complete a power of attorney, as this will save you time and Money having to fly ower every time you need to sign a legal document.

• Optain a tax number & open up a bank account for transfering funds.

• Ministery of Defence application- A copy off all the title deed documents, aletter of explanation of the purchase agreement, a copy of the contract and a copy of your passport with 4 passport size photographs are sent to Army headquarters in Ýzmir for Ministery of Defence clearance. Ýt is this process that takes time.

Once clearance for the transaction to go ahead is recieved and living permission on the property has been recieved, the legal exchange of property title deeds (TAPU) at the land registry Office can be completed in a short time.

For your own peace of mind we always request that you keep back 10% of the purchase price until after the sale of property is completed and you are happy with the property.

Villa in OludenizThe precise purchase procedure varies from development to devolopment and may be subject to various local regulations but in general the procedure is quite simple and sould not give cause for any anxiety on your behalf. The most common way for foreigners to purchase property in Turkey is to use a notary and give Power of Attorny to Horizon Homes or a third party to complate any formalities on their behalf if they are not in the country.

When purchasing a property in Turkey there are of course a number of fees involved. Under Horizon Homes’s standard Terms&Conditions all of these fees are paid for by the Company, so the only price you pay is that of your house cost.
